UniFi Network Design Guide for Illinois Facilities
A field-tested framework for planning a UniFi network that actually performs — from the RF survey through gateway sizing, VLAN segmentation, and camera/access integration. Written for facility operators, not network engineers.
Why design matters more than hardware
UniFi hardware is capable and well-priced — but the difference between a UniFi network that performs and one that frustrates is almost never the access points. It's the design: where APs are placed, how traffic is segmented, how the gateway is sized, and whether someone is accountable for the system after installation.
This guide walks through the planning sequence we use on Illinois commercial, healthcare, and hospitality deployments. It's written for the facility owner or IT manager evaluating a UniFi project — whether you self-manage or hand it to a managed service partner.
Step 1: The RF survey comes first
Every credible UniFi design starts with a site-specific RF survey — not a floor-plan guess. Construction materials decide coverage: precast concrete, metal decking, and fire-rated corridors attenuate Wi-Fi far more than drywall offices.
- Walk the building with survey equipment before committing to an AP count
- Map coverage requirements per area: clinical devices, POS terminals, guest devices, and IoT all have different density needs
- Document interference sources — existing wireless, microwave-heavy break rooms, neighboring tenants
- In healthcare, include medical telemetry and DAS considerations in the same survey
Step 2: Size the gateway and switching correctly
The gateway is the brain of the network. Undersizing it is the most common UniFi design error we inherit from DIY installations.
Gateways
Match the gateway to your internet throughput and feature needs. A Dream Machine Pro handles most small-to-mid facilities; larger campuses or multi-WAN environments may need an Enterprise Fortress Gateway or dedicated firewall cluster. If you plan to run Protect cameras or Access doors on the same console, size for that storage and load now.
Switching
Count PoE draw, not just ports. Cameras, Wi-Fi 6/6E/7 access points, and door controllers are all PoE loads — a 24-port switch with a small PoE budget will strand devices. We design with headroom: roughly 25% spare PoE capacity and spare ports for growth.
Cabling
Wi-Fi 6E and Wi-Fi 7 APs want Cat 6A for full multi-gig performance. If your cable plant is Cat 5e, budget for selective recabling of AP runs — it is far cheaper to pull cable during the project than to discover throughput ceilings after.
Step 3: Segment traffic with VLANs
A flat network is a liability — especially in healthcare and hospitality. UniFi makes VLAN segmentation straightforward; the design decision is what goes where.
- Clinical/medical devices on their own VLAN, isolated from guest traffic
- POS and payment traffic segmented — designed to support PCI DSS scope reduction
- Guest Wi-Fi on a client-isolated network with bandwidth policy
- Cameras and access control on a management VLAN reachable only by authorized systems
- Building automation and IoT devices separated from business systems
Step 4: Plan Protect and Access together
UniFi Protect cameras and UniFi Access door control share the same console as the network — one of the platform's genuine advantages. Plan storage, retention, and power at design time.
- Size NVR storage for your retention target — healthcare and financial facilities often need 60–90 days
- Camera placement from the security plan, not the ceiling grid — entrances, med rooms, IT closets, and egress paths first
- Door controllers need PoE budget and battery backup planning for life-safety code paths
- Remote access via UniFi's cloud is free of per-camera or per-door licensing — factor that into multi-year comparisons
Step 5: Decide who runs it
UniFi's controller is genuinely manageable in-house — but 'manageable' and 'managed' are different things. Firmware updates, RF tuning, intrusion review, backup verification, and 2 a.m. outage response are ongoing work.

Common design mistakes we inherit
- Consumer-grade mesh extenders in commercial buildings instead of wired APs
- All-in-one Dream Machine units running networks beyond their intended scale
- No VLANs — POS, cameras, and guest devices sharing one flat network
- PoE budget exhaustion — switches at capacity on day one
- No documentation — the previous installer left no record of what's where
Frequently Asked Questions
How many UniFi access points does my building need?
There is no honest per-square-foot number — construction materials and use case decide it. Drywall offices may need one AP per 2,000–3,000 sq ft; precast concrete or healthcare buildings can need twice that density, and high-device-density areas need more. Any AP count quoted before an RF survey is a guess.
Is UniFi enterprise-grade enough for a hospital or hotel?
UniFi's current lineup — Wi-Fi 6E/7 APs, enterprise gateways, Pro switching — is deployed widely in healthcare and hospitality. The platform's limits show up in very large campuses with hundreds of APs per site or complex compliance architectures. For most Illinois facilities, the design and management discipline matter more than the brand tier.
Does UniFi charge licensing fees?
No. UniFi hardware carries no mandatory per-device or per-feature licensing — the controller, remote access, and firmware updates are included. That's one of the platform's structural cost advantages over subscription-licensed competitors.
Can UniFi cameras and door access run on the same system as the network?
Yes — UniFi Protect (cameras) and UniFi Access (doors) run as applications on the same console as the network controller. That consolidation is a real operational advantage, but it means the console must be sized for camera storage and door load at design time.
